Four towers, two uses
Virdis stands inside DAMAC Hills 2, the developer's master community in Dubailand, and is built as four towers with two different jobs. Towers A and B hold serviced apartments, aimed at short-stay guests and at investors who want the building operated for them. Towers C and D are ordinary residences for owners and long-term tenants. DAMAC records handover in 2023 and describes the whole scheme as ready, so a buyer here is looking at a finished asset with an operating history rather than a construction programme.
The unit range across the towers is studios and apartments at one and two bedrooms, with views out over the community and the wider Dubailand skyline. The serviced format is the distinguishing feature: furnished, managed and set up to be let by the night or by the year, which is what makes the towers attractive to buyers looking for yield rather than a home. Wincasa can set out how a given tower is run, what the service charge covers and what the operator retains before you commit to anything.
The community around it is doing the heavy lifting. DAMAC counts more than thirty attractions inside DAMAC Hills 2, its own list running to the Malibu Beach wave pool, a lazy river, a paintball arcade, an outdoor cinema, a fishing lake and multi-sports pitches. There is a community mall with a Carrefour and a Saudi German Clinic, and the Edge by Rotana hotel operates on site. No starting figure is published, so pricing and rental evidence come from Wincasa on request. Enquiries are handled by Wincasa Properties as an authorised DAMAC sales partner, the sale and purchase agreement is signed with DAMAC Properties, and instalments are paid into the project escrow account under Dubai Land Department rules rather than to the broker.
