Hotel rooms, already trading
This is a hotel rather than a residential building, and it is already open. It stands inside DAMAC Hills 2 and is operated under the Edge by Rotana name, which DAMAC gives as a three-star classification. The developer counts 295 rooms and suites, in studio and one-bedroom configurations, finished with balconies, a desk area and in-room technology. Buyers here are purchasing hotel inventory rather than a home to live in, so the questions worth asking are about the operating agreement and the returns the operator projects, not about floor plans and finishes.
The facilities are set up for both leisure and business guests. DAMAC lists a pair of temperature-controlled pools, a fitness and wellness club, a play area for children, four meeting rooms that can be reconfigured, and Urban Bar Deli, an all-day restaurant serving international food in a relaxed room; internet access is included for guests. Beyond the hotel doors, DAMAC Hills 2 is built around water and sport, with the Malibu Plage beach, a wave pool, a lazy river, a jogging track and an outdoor cinema. The community has its own mall and a Saudi German Clinic.
Read the developer's paperwork closely before committing. DAMAC's own answer describes the hotel as ready and operating, while the delivery date recorded against it is October 2022, and a 20/80 payment split is still shown on the project panel. Wincasa asks the developer to confirm which of those applies to the unit on offer. The enquiry goes to Wincasa Properties, the sale and purchase agreement is signed with DAMAC Properties, and money is paid into the project account under Dubai Land Department rules rather than to the broker. Wincasa publishes no yield forecast of its own.
