DAMAC Lagoons — townhouses and villas around swimmable lagoons

DAMAC Lagoons is a Mediterranean-themed community in Dubailand that DAMAC Properties measures at 49 million square feet, with a published count of 8,883 villas and townhouses and 4,800 apartments. Swimmable lagoons and sand beaches sit at the centre of the plan, and the homes are grouped into districts named after Mediterranean places: Santorini, Portofino, Malta, Costa Brava, Ibiza, Marbella, Monte Carlo, Mykonos, Nice, Venice, Morocco and Valencia. Each district carries its own facades, colours and layouts, so the community reads as a run of separate villages rather than one repeated street. It adjoins DAMAC Hills, and the developer states that residents are given preferential access to the facilities there.

For the shared areas the developer lists waterfalls, a clubhouse on the water, a white-sand beach, a floating amphitheatre, restaurants and cafés along the shoreline and a wave pool. DAMAC's published drive times put Jebel Ali School at DAMAC Hills 5 minutes away, GEMS Metropole in Motor City 8 minutes and Safa Community School 12. First Avenue Mall at Motor City is 11 minutes, City Centre Me'aisem 14, Cityland Mall at Global Village 16 and Mall of the Emirates 24. For healthcare the developer gives Aster Medical Centre at 9 minutes and Mediclinic Parkview Hospital at 12, and it allows 28 minutes by road to Al Maktoum International Airport.

Wincasa Properties sells in DAMAC Lagoons as an authorised sales partner of the developer. The enquiry comes to Wincasa, the sale and purchase agreement is signed with DAMAC Properties, and instalments are paid into the project's escrow account under Dubai Land Department rules rather than to the broker. The price is DAMAC's own and carries no broker premium, so going direct to the developer would not make the same home any cheaper. Several of the earlier districts have already passed their handover dates, so what is available in them is a mix of owner resale and remaining developer stock; Wincasa says which of the two applies before an offer is put forward.
