A tower of one-bedroom flats
Zada, which DAMAC also markets as Zada Residences, is a finished tower in Business Bay, and its unit mix is unusually narrow: the developer lists one-bedroom apartments and nothing else. That makes it a straightforward building to understand. Everyone on a floor has broadly the same layout, and the rental market it serves is the single professional or the couple working in Business Bay or the Burj area. For an investor that consistency is the attraction; for a family it is the reason to look elsewhere.
The shared facilities lean towards evenings rather than sport. DAMAC lists an open-air cinema on site, a wellness centre and landscaped gardens with views over the city, alongside the dining and retail that Business Bay itself supplies. The location does the heavy lifting: The Dubai Mall, Dubai Opera and the Burj area are minutes away, the Dubai International Financial Centre and Dubai World Trade Centre are close by, and the developer gives Dubai International Airport as roughly 19 minutes by road.
The developer records the delivery date as June 2023, so the building is standing and occupied, and DAMAC publishes no starting price for it. Wincasa Properties asks the developer for anything it still holds and works from owners' asking prices on the resale market, rather than quoting a figure of its own. Enquiries come to Wincasa. On developer stock the sale and purchase agreement is signed with DAMAC Properties and payment moves through the project account under Dubai Land Department rules; a resale is completed as a Land Department transfer. The buyer pays no money to the broker.
