Offices on Marasi Drive
Business Tower is commercial rather than residential: DAMAC Properties finished it in Business Bay and it has been in use for years, with the developer's records dating handover to February 2011. The building rises 22 storeys and the floors are planned to be split or combined around a tenant's own layout. Large picture windows run the height of the tower, translucent screens and solar shading cut the glare without shutting out daylight, and the high ceilings keep the floors feeling open. Buyers here are companies housing their own staff and investors letting to businesses that want a Business Bay address on freehold title.
The address is Marasi Drive, the road that follows the water through Business Bay, with Sheikh Zayed Road and Al Khail Road both a short run away and the Dubai International Financial Centre, the Burj Khalifa and the Dubai Mall to the north. Facilities in the building include a meeting hall set up for conferences, a rooftop terrace, secure parking, high-speed internet and round-the-clock security, alongside a swimming pool, a gym, a running track, a sauna and a steam room. The developer's own answer allows about 23 minutes by car to Dubai International Airport.
Because the tower was delivered long ago there is no launch price list and no construction payment plan attached to it. What reaches the market is space released by owners, together with anything the developer still holds. Wincasa establishes which floors and sizes are genuinely available, quotes DAMAC's asking figures where the developer is the seller, and sets out the owner's terms where the seller is private.
