Twenty-seven private resorts
Utopia is a small, closed collection inside DAMAC Hills: 27 villas, drawn by the developer in three distinct typologies, and built to the specification of a private resort rather than of a large family house. DAMAC gives every villa a private infinity pool, a basement entertainment level, a home cinema, a gym and a spa, so most of what a resident would otherwise share sits inside the plot boundary. The developer lists the villas at five, six and seven bedrooms, which places them at the top of what has been built inside the district.
That interior programme is the point of the scheme. DAMAC puts the entertainment arena in the basement and pairs it with a private pool, a spa and a gym, which means a household can run its own routine without booking a shared facility or crossing a car park. The developer draws the villas in three typologies, so the plan and the way the outdoor space is arranged differ between them, and Wincasa sends the actual plan set for the typology and plot a buyer is considering rather than a single representative layout.
Around them, DAMAC Hills is complete and operating. The developer names the Trump International Golf Club Dubai with a 30,000 square foot clubhouse, and Malibu Bay, the community wave pool with shallow water and food outlets alongside. DAMAC's stated handover for Utopia is the fourth quarter of 2026 and the developer's page carries a payment plan headlined at 1 per cent, without publishing the rest of the schedule. No starting price is published either, so Wincasa quotes both on request and in writing.
