Villas handed over furnished
These villas sit inside DAMAC Hills, the golf community DAMAC Properties built in Dubailand, and they were delivered against a stated handover of 30 September 2018. The point of difference is that they were sold furnished. Paramount Hotels and Resorts set the scheme, and the developer describes bright rooms with high ceilings and tall windows, neutral upholstery, textured surfaces and sharp black accents. A buyer taking one on today is buying a finished house with the design already resolved, rather than an empty shell with a fit-out budget attached.
DAMAC Hills is the argument around the villas. The developer describes it as a self-contained community of villas, apartments and hotels, built around the Trump International Golf Club Dubai, with parkland approaching four million square feet given over to gardens, lakes, a skate park, stables, tennis courts and a football pitch. Jebel Ali School and Radisson Dubai DAMAC Hills are both marked on the developer's map of the community, and DAMAC notes a school, a green zone and a Carrefour supermarket in the immediate surroundings of the villas themselves.
The project is complete, so what becomes available is resale property and whatever the developer still carries, and DAMAC publishes no starting price against it. Wincasa Properties, an authorised sales partner, checks both lists and quotes against a named villa in writing. Where a villa is developer stock, the sale and purchase agreement is signed with DAMAC Properties and money is paid into the project's escrow account under Dubai Land Department rules; on a resale the transfer runs through the Land Department. In neither case is purchase money paid to the broker.
