Waves Tower was the second scheme DAMAC Properties completed in Dubai Marina, and it has been occupied for many years. It is not one building but two of unequal height, one of 27 storeys and one of 10, sitting on a shared podium that carries a swimming pool, a sun deck and a tennis court. Both buildings draw on the same podium facilities. The developer offers one, two and three-bedroom apartments here, with duplex penthouses at the top.
The address is the point. The buildings stand beside Al Sayora Street and overlook the marina, so in the developer's words the marina walkway and its attractions start at the door. DAMAC also makes the point that the balconies look out over the water. Its map for the towers marks Dubai Media City, Barasti Beach, Skydive Dubai and Jumeirah Beach among the places closest, and it gives Dubai International Airport as roughly a 35-minute drive.
Both towers are complete, so a buyer is looking at real apartments rather than plans. DAMAC publishes no starting price and shows the figure as available on request; Wincasa Properties asks the developer for the live position and works from owners' asking prices on resale units. The enquiry comes to Wincasa. Where an apartment is still developer stock, the sale and purchase agreement is signed with DAMAC Properties and funds move under Dubai Land Department rules through the project account; a resale is completed as a Land Department transfer. In neither case does the buyer pay the broker.
