Sand at the door
Shoreline is DAMAC's beachfront project on Al Marjan Island, the reclaimed island chain off the coast of Ras Al Khaimah. The developer offers one, two and three-bedroom apartments alongside four and five-bedroom townhouses, and the selling point is not a distant sea view but direct access to the sand from the development itself. DAMAC's published price band runs from AED 4,534,000 to AED 5,747,000, and it flags the project as qualifying for the Golden Visa.
The amenity list stays close to the water. There is a private beach with direct access, an adult pool and a separate children's pool with shallow water, watersports off the shore, a gym with an outdoor running track, and yoga space arranged to face the sea. Bamboo installations are set through part of the site, which the developer says both shade it and lift the breeze. The delivery date recorded by the developer against Shoreline is July 2028, so this is a purchase made against a construction programme rather than a finished building.
Ras Al Khaimah is a different market from Dubai and worth judging on its own terms rather than by Dubai comparisons. On the developer's drive times the Wynn resort is 5 minutes away and Al Hamra Mall 12, with RAK International Airport at 34 minutes and Dubai International Airport at 56. Buying follows the usual route: the enquiry goes to Wincasa Properties, the sale and purchase agreement is signed with DAMAC Properties, and instalments are paid into the project's escrow account under the applicable escrow rules, never to the broker.
