Four towers, one podium
Lakeside is a completed scheme of four towers, each of 22 storeys, joined at the base by a shared podium that carries cafés, salons and supermarkets. DAMAC Properties handed the buildings over in 2013 and they have been lived in since. The apartments are studios and one-bedroom units, laid out to pull in daylight, with the better ones looking across the water the development takes its name from. It sits in Dubai Production City, with the green expanse of Dubai Sports City on the far side of Al Fay Road.
This is an entry-level part of the Dubai market rather than a branded launch, and that shapes who buys here: first-time owners after a small freehold flat, and landlords after a unit that lets easily and cheaply to run. Because the towers are finished, what trades is resale stock from private owners plus any apartments the developer still holds. No launch price applies. Wincasa Properties, an authorised sales partner of DAMAC, establishes which route a given apartment falls under and what comparable units in the same towers have actually achieved.
Shared facilities, as the developer describes them, include swimming pools, a tennis court, a gym with an aerobics area and health club, sauna and steam rooms, barbecue areas and landscaped lawns. City Centre Me'aisem is the nearest mall of any size. Where DAMAC sells the unit, the enquiry runs through Wincasa, the sale and purchase agreement is with DAMAC Properties, and payments are made into the project's escrow account under Dubai Land Department rules, not to the broker; a private resale is registered at the Dubai Land Department in the standard way.
