Built to an Islamic brief

Ghalia is a finished residential tower in Jumeirah Village Circle, and it was designed from the start around an Islamic framework rather than adapted to one afterwards. DAMAC states the building carries Sharia-compliant certification from Dar Al Sharia. In practice that shows up in how the shared spaces are arranged: separate gymnasiums for men and women, floors set aside for women only, and dining areas divided between families and men. The developer describes the interiors as drawing on Arabian design, and the apartments are handed over furnished, with equipped kitchens and lounges that include sofa beds.

The unit mix runs from studios through to three-bedroom apartments, all of them furnished and ready to occupy. Shared facilities include outdoor pools and a modern gymnasium. The address is Mayaas Boulevard in District 18 of Jumeirah Village Circle, close to the points where the community meets the main road network, which puts Al Khail Road within easy reach for anyone commuting towards Business Bay. Jumeirah Village Circle is a freehold area, so buyers from outside the UAE can own here on the same basis as residents.

The tower was handed over years ago, so what is on the market is either an apartment DAMAC still holds or one being resold by its owner. DAMAC publishes no starting price and shows the figure as available on request; Wincasa asks the developer for the live position rather than quoting a number of its own. Enquiries come to Wincasa Properties. On developer stock the sale and purchase agreement is signed with DAMAC Properties and money moves through the project account under Dubai Land Department rules; on a resale it moves through the Land Department transfer. The broker is never paid by the buyer.
